Down Payment Assist!

OVERVIEW: This is a down payment assistance program that is based on shared appreciation. When the home is sold, transferred or first mortgage is paid in full - the homebuyer repays the original down payment loan, plus a share of the appreciation in the value of the home.

HIGHLIGHTS:

• Up to 20% for down payment or closing costs, not to exceed $150,000
• All borrowers must be first time homebuyers
• One borrower must be first-generation homebuyer
• Combined income for all borrowers must meet CalFHA Income limits for the county you are purchasing in. Click for income limits by county
• One borrower must be resident of CA

STEPS TO APPLY:

• Check income eligibility. 
• Confirm at least one borrower is a first-generation homebuyer
• Complete a loan application
• Upload supporting income/asset documentation as directed

DOCUMENTS NEEDED TO QUALIFY:

This is a full doc loan. Be prepared to provide:

• Most recent 2yrs tax returns, business and personal as applicable
• Most recent 2yrs W2, 30 day pay stubs as applicable
• Government issued ID

DOCUMENTS NEEDED TO SUBMIT:

The DFA Voucher application will require information for both parents of the designated first-generation borrower(s) including:

• Name
• Date of birth
• Date of death (if applicable)
• Current address
• Proof of parent relationship
  • Birth Certificate
  • Adoption papers
• Foster care documentation (if applicable): Foster Care Verification Form/Letter or court documents

This is an amazing program with a limited window for qualifying. The window for applications is open from February 24- March 16, 2026. Once you are submitted, the program is awarded via a lottery system.
